Many new laws have been introduced under the Housing Act 2004. Most significant of these for the Landlord will be the Housing Health and Safety Rating System (HHSRS), the HMO licensing scheme and the Tenancy Deposit Scheme. We can advise the landlord on how to avoid the major pitfalls that beset the unwary.
Occasionally, even experienced landlords will come across problem tenants. Possession claims are our speciality and we will act swiftly to recover possession ensuring that the landlord can enter into occupation and re-let the property.

We deal with enforcement of covenants including payment of rent and service charge, repairing obligations and dilapidations, applications for assignment and sub-letting possession. We can also advise on forfeiture and distraint.
Housing problems such as leasehold or tenancy rights disputes or disrepair can have a devastating effect on individuals and families. Knowing your rights or duties under the terms of the tenancy and having appropriate legal help at these times can prevent the situation becoming worse.
